How long does it take to lease my property?
Sunbelt Home Services begins to market your property as soon as it is rent ready or the current tenants have given notice to vacate. The rental market depends on the current market conditions. We average hundreds of prospective tenant calls weekly and numerous requests from emails to view our available properties.
Do you do property inspections?
Sunbelt Home Services inspects your home while it is vacant and occupied. We do a final inspection prior to occupancy. We do exterior inspections periodically while we are in the area. We do quarterly interior inspections and provide our homeowners with a report of the condition of their property. Our quarterly inspections are at no charge to our homeowners.
When is the rent due?
All rents are due at the same time, on the 1st of the month and late on the 4th. Late rents are subject to tenants being posted with a late notice. Our tenants are not allowed to be past due more than 1 month. Eviction proceedings will be started the same month the rent is past due, with the owner’s approval.
When can I expect to receive my rent check?
We pride ourselves on our timely payments to our owners. You can expect to receive your rent proceeds on the 10th of each month (providing the 10th is a business day). We encourage our owners to take advantage of direct deposit and statements that are emailed.
What about maintenance issues that happen after hours or on weekends.
We offer an emergency repair line for our after hours and weekend repair calls.
